What is a Fire Risk Assessment ? (FRA)

A fire risk assessment is a process involving the systematic evaluation of the factors that determine the hazard from fire, the likelihood that there will be a fire and the consequences if one were to occur.

What is an FRA

FRA is a term used to describe the overall process or method where you Identify hazards and risk factors that have the potential to cause harm (hazard identification). Analyze and evaluate the risk associated with that hazard (risk analysis, and risk evaluation)

To identify the fire hazards;
To reduce the risk to as low as reasonably practicable;
To decide what physical fire precautions and management arrangements are necessary to ensure the safety of people in the premises if a fire does start.

There are 5 steps to attain a degree of fire safety:

Step 1: Identify the hazards.

Step 2: Decide who might be harmed and how.

Step 3: Evaluate the risks and decide on precautions.

Step 4: Record your findings and implement them.

Step 5: Review your risk assessment and update (Usually 12 months annual FRA)

FRA – The Regulations (2005)

From 1st October 2006 The Regulatory Reform (Fire Safety) Order 2005 requires the Landlord of any non-domestic premises to carry out a fire risk assessment, including measures to reduce or eliminate the risk of fire, and identify persons at risk.

Where a property is leased or rented for domestic dwellings, the landlord must define under an FRA that domestic areas comply with national fire safety standards and that buildings of multiple occupancy that all escape routes comply with the Regulatory Reform as these areas are deemed as commercial areas.
